Housing in SG 04: 有房出租 Room for Rent

After moving out and all the health episodes, I finally managed to clear my old place and get it ready for rent.

“How do I market my own place?” I asked my manager.

I was concerned that since I just restarted my journey to being a Real Estate agent, I don’t have listings on hand and paying thousands to advertise on the property portal is not the best avenue.

“Put it on Carosell,” he said.

Apprehensive at first but I did because it’s free and I didn’t want to pay thousands just to market one place.

I conducted four viewings and received four offers. I did not accept the highest offer (which was my asking) because I was afraid of the potential tenant using my place to conduct vice activities. 🤣

Just in case you are wondering how much and where it was, I marketed my 30+ year old 4 room (three bedroom) unit in Serangoon at $3K, ready to go at $2.5K and it went for $2.85K.

Maybe it’s the new coat of paint.

Maybe it’s the location.

Maybe it’s just demand.

COVID-19 really pushed the price of accommodation up and this is really a landlord’s market.

I felt guilty for not renting my place out to a friend whose husband came to view while she was under quarantine in the hotel.

That being said, getting an ideal place is hard currently and if you are cramming 6 pax in a three bedroom apartment, it is not wise to bargain with the landlord.

Now I realised my old place is in such a good location and being so easy to put up for rent, with only three years left on paying for outstanding mortgage, I am having second thoughts on selling it.

Plus, there are new changes to the primary school enrolment criteria which may improve my son’s chances into getting into a good school nearby, till then, let’s see…
